The HOA fee is $204/month.  The HOA fee includes all water utilities (you have no water bill), recycling, sewage, trash removal, landscaping, snow removal, electronic key fob entry, and exercise & meeting facilities.  Each unit comes with a secure storage closet in the basement.  Also, each unit has assigned parking and ample extra parking for visitors.  It is located right next to the Blackstone River and the popular Blackstone River BikeWay.  Last month, we paid $23 for the gas bill and $45 for the electric bill.  During the winter months, the gas bill goes up about $20.  The property also includes a 35% homestead tax exemption.
 
The condo provides easy access to I-295, 146, and the shopping plazas of Mendon Rd. Furthermore, a short 5 minute walk will take you to downtown Albion where you’ll find a friendly convenience store, a fun neighborhood bar/restaurant, a delicious breakfast & lunch restaurant, and a US Postal Office.
